THB 100,000 holds your home. Within 30 days you sign and pay 35%; the next four payments of 15% fall due only when the foundation, the 3rd floor, the rooftop and the finishing are done, and the last 5% — minus the reservation — at the title transfer. No interest, no bank.
Nothing is built yet — and every payment after the contract waits for the building Ashiyana Heights is sold off-plan. The EIA is approved and the land has a chanote title; construction starts in Q3 2026 and the homes are due in Q2 2028. What exists today is the furnished show unit in the sales gallery and the view from the plot.
